Step 3- Launch My Smart Marketing Plan for Success
I will suggest the strongest selling price range to ensure maximum showings, exposure, and a quick sale. I will then determine convenient showing arrangements, obtain extra keys, install a for sale sign, supervise a virtual tour photo shoot, finalize marketing materials, contact direct mail distributors, and alert my vast network to your property. I will always communicate changes in the market and provide updates on activity and showings.

Step 4- My Smart Marketing For Success Results In An Offer
Once an offer(s) is presented, together I will thoroughly review, analyze, and negotiate the terms and conditions until a ratified sales contract is executed.

Step 5- Removal Of Contingencies
I will implement the next phase of getting your property sold. I will stay on top of removing various contingencies such as home inspections, termite inspections, and lender
appraisals.

Step 6- Buyer's Loan Sent To Mortgage Underwriter
I take a proactive approach and communicate with the buyer's agent to ensure that all contractual financial obligations are completed according to the terms of the sales contract.

Step 7- Buyer Obtains Loan Approval
The buyer's lender officially approves the loan to complete the final purchase. I coordinate with the settlement company, selected by the purchaser, to complete the process.

Step 8- Settlement Company Prepares For Settlement
The settlement company, typically chosen by the purchaser, works as a "clearing house" with all of the parties to coordinate all of the legal & financial real estate documents required to execute the sale. They will also research the title of your property to make sure there are no liens or issues to prevent a sale.

Step 9- Final Walk-Thru Inspection
Prior to settlement, the purchaser may conduct a final walk-thru to ensure that your property is in the same condition as is stated in the ratified sales contract. I will attend the final walk through as your advocate.
Your property must be in "broom clean condition," cleared of any trash, debris, and personal belongings. The law requires that all smoke detectors must be installed and in normal working order.

Step 10- Settlement
I will accompany you to settlement to ensure a smooth and complete transaction. Once the settlement has concluded, I will remain your real estate advisor for life and always look forward to hearing from you and welcome any post-settlement questions and concerns you might have!
